    Pagcor is within the Aseana City complex, and so is the Alphaland Bay City project, Belle's megacasino project, etc.

    There are many overlaps with other threads. I am not so sure we need a separate thread for Aseana City.

    I already created a separate thread for Aseana one. And then there are threads for respective projects within Aseana City like SoleMare Parksuites, not to mention a thread for E-City and Alphaland Bay City.

  • This is confusing....The Bagong Nayong Pilipino Pagcor E-City colored sky blue isn't the Pagcor E-City itself, it is actually the Bagong Nayong Pilipino Theme Park. We all know that the Bagong Nayong Pilipino Pagcor E-City comprises of the 4 investors land area (Aruze, Bloomberry, Belle and Genting's) which includes the BNP Theme Park. The diagram didn't incude the Aruze or the Universal Entertainment area. I think the designer of this diagram is biased on their Aseana projects ...LOL

    "Ask me in five years” was the quick reply of Delfin Wenceslao, Jr., chairman of construction company and property developer DM Wenceslao and Associates, Inc., when asked if he is satisfied with the development of his firm’s projects.

    But Wenceslao cannot hide his excitement when he talks about the company’s roughly 100-hectare landbank in Aseana City, which now starts to come to life.

    Aseana City sits next to the multibillion dollar Las Vegas-themed gaming complex Bagong Nayon Entertainment City, commonly called Pagcor City.

    Originally designed to bring into one place the various embassies of the 10-member nations of the Association of Southeast Asian Nations (Asean), the place now houses a residential building, the Department of Foreign Affairs’ new building for passport processing, and will soon have a slew of new structures and businesses -- from residential buildings, condotels, business process outsourcing buildings, and Alphaland Corp.’s Marina Club and Bay City.

    Numerous coup attempts and two financial crisis passed before development in the reclaimed land went into full swing. The project was conceived as far back as the Cory administration in the late 1980s as a reclamation partnership between R1 consortium and the Philippine Reclamation Authority that now forms the now Pagcor City and Aseana Business City.

    “We signed with the Aquino administration in 1989. There were several coup attempts and investors backed out. We had designed the embassy row and a lot of the embassies have responded to the proposal. Then the economic crisis happened,” Wenceslao said in Pilipino.

    But with interest picking up around the area, Aseana City has so far attracted one country to locate its embassy there, Qatar which got 8,000 square meters of property.

    A number of companies are also setting up their business in Aseana City --- Anchorland Holdings, Inc., with its Solemare Suites; Puregold Price Club, Inc.’s S&R membership store, Shell and Petron, and Powerstation. There is also the British School Group campus, as well as the BPO building.

    Wenceslao said some $3 billion worth of investments are expected to be poured in Aseana City in the next five years, all joint ventures.

    Alphaland’s Alphaland Bay City, at 32 hectares, is one of the biggest projects in the area. It would include a Marina Club.

    Alphaland said Alphaland Bay City “is designed in such a way that you won’t need a car to get around.”

    “Just park at one of our central locations and walk or take a shuttle. Buildings are interconnected by walkways, protecting you from the weather. We did this to make it truly a walking city, and to minimize energy use and pollution, including noise. A broad central park cuts through the entire city in a crescent, not only providing greenery, shade and pleasant public space, but also providing a corridor for wind to circulate. It also allows the buildings to be arranged in a manner that opens the sea view to more of the units, instead of maximizing space utilization in favor of short-term profit. We strongly believe that this kind of planning gives better long-term value to the development as a whole and your property in particular,” it said.

    Other companies that have committed to locate in ASEANA City are the Tune group of hotels and Blue Leaf.

    Wenceslao said about 60 percent of the land will be developed under joint venture arrangements.

    Wenceslao said two more schools are being eyed, one of which will be a technical higher learning center of technology firm Bitmicro.

    Wenceslao said they have now become selective in their choice of possible locators to prevent competition of businesses within ASEANA City.

    Wenceslao said their focus remains mostly on tourism oriented opportunities.

    Wenceslao said that if there’s one thing to say about ASEANA City, it is it’s location.

    “It’s 10 minutes away from the airport; 15 minutes to Makati. You’ve got recreational development with the Entertainment city. You want shopping, you just go to Mall of Asia,” he said.

    Compounding the current boom in real estate are major entertainment developments in the Manila Bay area, all set to create lucrative assets that will generate further investment and local employment opportunities for the Philippines


    MANILA, Philippines — If you think Bonifacio Global City has had a big impact on the lives of individuals and businesses in Metro Manila, then wait until you hear about the billions of investments pouring in at Manila Bay.

    In the recent Asia CEO Forum presented by PLDT Alpha Enterprise, Aseana Holdings, Inc. Chairman Delfin J. Wenceslao delivered an exclusive executive briefing on Entertainment City Manila, wherein the construction of four mammoth casino facilities is currently ongoing. Each colossal complex represents more than $1 billion of direct investments and will include hotels, upscale shopping districts and world-class entertainment venues.

    D.M. Wenceslao and Associates, the company where Wenceslao sits as chairman, is the company behind the Bay City reclamation project that started way back in 1989. “Our mandate then from the government was quite simple—we were to create assets, generate income, create employment opportunities and attract more investors to the Philippines,” Wenceslao shares.

    Today, the Bay City development is home to the Cultural Center of the Philippines (CCP) complex, the SM Mall of Asia complex, and, in the coming years, will see the rise of the Las Vegas-themed Pagcor Entertainment City and the Aseana City, a mixed-use development that sits on 220-hectares of reclaimed land.

    The Reclamation Process

    According to Wenceslao, when his company signed to do the reclamation process in 1989, it ended up a most difficult job. “When we signed the contract in September, a coup d’état was launched against the government of President Aquino. Naturally, investors deferred their investments, delaying the project for almost five years,” he shares.

    Eventually they started on the project, partnering with the Jan De Nul Group, a company from Belgium that executes dredging, reclamation and marine-related work. “The company is one of the largest in terms of fleet—they have, today, around 60 dredgers operating around the world. They did the Hong Kong Airport and they did Dubai,” Wenceslao says.

    The reclamation process is quite simple, says Wenceslao. “The reclamation phase starts with what is called a Trailer Suction Hopper Dredger, a vehicle whose purpose is to suck sand from under the sea, load it on the vessel, and bring it into the reclamation area where it is either pumped or dumped into the area, or reclaimed using a spray-pontoon,” he explains. The vessel that went to the Philippines, he says, has a capacity of around 20,000 cubic meters per load. “Imagine and compare this to a dump truck that carries a load of 15 cubic meters. That’s how big these vessels are,” he shares.

    After initially putting in the land, Wenceslao’s company contains it using a structure that contains harbored rocks from Quezon and Bataan. “This prevents the reclaimed area or the sand from going back to the sea. After that, we have a phase called Consolidation Phase, wherein we either wait for the land to naturally settle down or we accelerate,” he informs.

    Once the reclaimed land settles, the necessary infrastructure is put in. In Bay City’s case, they created the Macapagal Boulevard, Asean Avenue (the area leading from Roxas Avenue all the way to the sea), and J. Diokno Avenue, which leads from the SM complex to Pagcor Entertainment City. Wenceslao also reveals the creation of the LRT 1 Extension Project and the NAIA Expressway Project. “The LRT extension will be from Baclaran Church leading all the way to the Zapote area. The construction period will last roughly four to five years, assuming that they can bid out the project by next year,” he shares. The NAIA Expressway Project, on the other hand, entails “putting elevated roads coming out from the airports leading to the Bay City area and the South Expressway. This is important,” Wenceslao emphasizes, “because aside from the traffic improvement, the idea is to enable tourists to have a seamless access to the Pagcor Entertainment City.”

    The New Vegas

    According to Wenceslao, Aseana City is ideally located right smack in the middle of all the action. “If you’re facing the sea, on our right is the MOA development; in front is the Belle Group Development; and on our left is the Pagcor Entertainment City,” he informs.

    Wenceslao adds that the total investment of Pagcor City is estimated at $4 billion. “Our own development (Aseana City) is another $3 billion over the next five years. Our mandate at the beginning was to create assets, generate investments and employment, and produce taxes for the government. So far, we’ve produced over P4 billion in taxes to the government; employment opportunities in Aseana is expected to be around 50,000 to 70,000 figures in the next two to three years because the hotel casino projects by themselves will generate a lot of job opportunities in the area. At the rate we’re going, we can comply with the mandate,” he confidently says.

    According to Wenceslao, a number of companies have already committed to locate in Aseana City. Current locators include the DFA Passport Plaza, S&R, The King’s School Manila, Solemare Parksuites and Ford Motors. Alphaland’s Alphaland Bay City is one of the much-anticipated projects in the area, which will include an exclusive marina. The Tune Group of Hotels, Subaru and the Blue Leaf Events Pavilion are also set to rise.

    There is really nothing wrong with BGC. I think what skyscraper means with that comment is ASEANA City should develop its own brand or character hindi parang duplicate lang ng BGC. And that makes sense kasi you have to be unique to create "brand" awareness.

    Ano sa palagay mo ang magde define ng Philippines? Isang building na kakaiba ang design or isang eskultura na kakaiba gaya ng Si Malakas at si Maganda sa gitna ng BGC na mala David na istatwa ng Roma? Ang mga ibang developers kasi mahilig mangopya sa ibang design structures sa ibang bansa kaya walang orihinal na likha na nagagawa. Yung World Trade center sa Manila kinopya pangalan sa World Trade Center New York, ganun din yung Venitian at Gramercy.

  • IMO, to have something truly iconic dapat unique and preferably functional too.

    My unsolicited suggestion is a tower with a big LED screen that will be used to display our new Phil. Std. time para anyone can use it to synchronize their watches and at the same time the LED screen will be used to display weather updates, disaster reminders, GPS beacon, WIFI/WIMAX router for the whole area where it is to be located, etc... And since are are so fond of Christmas, the tower could be dressed up as a big X'mas tree with spectacular LED lights during X'mas season.

    Iconic ang Phil. Arena, kaso nasa Bulacan.. Related to INC, pwedeng yung transmission tower na gagawin (planned to be the tallest in the Phils.) nila ay gawing tourist attraction.

    yes. pero nakatago sa moa. dapat nakatayo yun along manila bay... sa lugar kung saan nakatayo ang ccp complex ngayon. mas marami ang makakapansin nun. i mean, ilan ba ang humihinto sa ccp complex para magpapicture? kaunti lang. siguro napapa-wow sila nung 1970/80s dun pero, for me, yung brutalist architecture ng mga building ni marcos (bangko sentral, ccp, manila film center, naia 1) ay outdated na.

    I agree po. Para naman may natural aesthetics value ang area. Hindi puro building na lang at konting grass park.
